PERFORMANCE Setting new standards

• Maintain the capital additions workbook, distribute to owner on a monthly basis
• Work with Risk Management to manage insurance jobs; add jobs, adjust budgets and close jobs when needed
• Work with Development team to code and distribute their invoices to the bookkeepers for processing
• Work with Commercial department to prepare quarterly reports
• Periodically review property capital projects (6 codes) to determine proper accounting treatment
• Prepare cash flow projections for capital projects
• Prepare capital budget templates, provide job codes for budgeted capital projects
• Analyze assets to determine which should be disposed
• Calculate and record the quarterly marketing and other fees, book the monthly corporate revenue accrual
• Assist in the preparation of tax workpapers
• Assist in the preparation of property budget templates and annual upload of the completed budgets into accounting software
• Prepare fixed asset workpapers for Canadian audit
• Prepare financial reporting and budgets for properties with outside investors

• Analyze jobs for completion; close and enter into fixed asset module for calculation of depreciation
• Record monthly depreciation expense, confirm that depreciation calculated in the fixed asset module ties to the financial statements
• Track A/C and IT inventory

Qualifications

• Four-year degree in Accounting
• One to Three years accounting experience
• Property management/construction experience preferred
• YARDI software (including fixed asset module) experience preferred
• Proficient in Microsoft Excel
• Excellent problem solving and analytical skills, strong attention to detail
• Strong written and oral skills
• Must agree to a criminal background check and sign an agreement for voluntary drug testing
• Valid and current driver s license
