Make Ready – Maintenance Coordinator

Do you have experience as a Maintenance Technician or Make-Ready Technician and are looking for a new challenge? As the Make-Ready Coordinator, you are responsible for thoroughly restoring all vacated apartments to “make-ready” status in a timely manner by ensuring that all make-ready technicians complete apartment turns. You will also provide scheduling and administrative support to the maintenance team.  

ESSENTIAL FUNCTIONS 

• Inspect vacated apartments and made-ready units, complete checklists, and score units using the Theory of Left Scorecard. Update Entrata to show completed apartments as ready and maintain the Make Ready Board.
• Schedule all make-ready technician and vendor work in partnership with the Service Manager. Schedule turnovers with contractors, vendors, and staff. 
• Provides direction for at least two or more Make Ready Technicians, including, but not limited to, scheduling, compliance with policies and procedures, and ongoing training. Assist in the interviewing process for any potential make-ready technicians.
• Answer maintenance-related calls. Oversee the replacement or repair of general maintenance such as plumbing, electrical, heating, and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc. Perform the actual work when requested by the Service Manager. 
• Maintain a log for washer/dryer delivery and pick-ups from appliance vendor(s). In the event appliances are moved from one apartment to another, coordinate with the Service Manager and maintain a log for each appliance moved.
• Assist make-ready technicians with turn-related maintenance functions as needed to maintain the 75% rent-ready standard. Input all make-ready-related activities in Entrata.
• Make new keys for turns. Replace the vacancy lock (if applicable) on the day the lock is changed for the new resident’s move-in. Order turnkey supplies (for the maintenance shop).
• Make follow-up calls to residents to ensure timely and effective service requests regarding turnkey items on new move-ins. This includes helping residents and prospects before, during, and after leasing an apartment, utilizing AMLI 10 Service Standards. It also includes keeping the Service Manager advised of potential GSR situations.  
• Walk and inspect units for move-out inspections, recording any damage.. Ensure that photos are archived and saved for future reference. 
• Communicate damages for reconciliation of Final Account Statement (damages charged to resident).

 Requirements: 

• Previous experience as a Maintenance Technician or Make-Ready Technician
• Maintenance and Repair experience in Painting, Dry wall, Basic Electric and Plumbing.
• Availability for on call rotation
• HVAC certification is a plus
