Sacramento Commons Salary Range: $110,000 – $130,000

The General Manager is responsible for all aspects of commercial asset and residential property management. This role requires the ability to maintain a physical asset, proven success at maximizing cash flow and long-term value-add while leading and empowering team members to achieve company goals. A successful General Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, the General Manager needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors. Primary Responsibilities:
  • Responsible for overseeing all asset and property performance including marketing, leasing, staffing, maintenance records and reporting for assigned properties
  • Develop, manage, and adhere to operation and necessary capital budgets for assigned properties. Consistently meet monthly income and expense budgets for the communities. Review monthly financial performance reports with onsite teams; set strategy for meeting budget, revenue management, and expense control
  • Process and/or ensure all resident, financial, analytic and reporting tasks
  • Collect revenues; including rents, deposits and fees
  • Identify and implement processes, metrics and benchmarks for short and long-term strategies; improving performance for superior results in property operations and visitor experience
  • Complete market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies by setting goals for the team to achieve that meet or exceed budgeted expectations
  • Conduct routine inspections of entire properties to identify potential risks while proposing and/or ensuring corrective actions are taken for all assetâ™s areas such as landscape, grounds, mechanical rooms, building maintenance and systems, parking structures, garbage areas, and all other community spaces
  • Manage and ensure completion of property improvements and preventive maintenance for assigned properties, promptly
  • Ensure the leasing office, market ready apartments, common areas and amenities are clean, orderly and professionally presentable daily to Weidnerâ™s quality standards
  • Prioritize leasing for all office associates daily and conduct tours; Process prospective resident applications and conduct new move-in orientations, as needed
  • Create, store and maintain residential files, while ensuring strict confidentiality
  • Set the high standard for customer service; Provide assistance and act as a resource to your teams; Resolve escalated resident concerns promptly and efficiently. Managing up as needed
  • Assist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive information
  • Perform pre-move out inspections with Service Manager, timely
  • Schedule and ensure timely completion of make-readies and service requests with maintenance staff and vendors; Ensure completion by verification and/or following up with appropriate parties
  • Create and implement lease renewal program specific to each property for maximizing revenue growth and occupancy; manage and negotiate all lease renewals in a timely manner; promote resident retention
  • Prepare and disseminate deposit accountings accurately and on time
  • Diligently ensure pool and spa maintenance is completed daily, when applicable
  • Maintain all office and maintenance equipment/inventory and pay vendor invoices timely
  • Develop and ensure that emergency procedures are in place, building staff are trained, and life safety systems are operating effectively
  • Responsible for recruiting, hiring, training, empowering and mentoring all property operations and commercial teams
  • Work closely with each team member to provide support and ensure each team is functioning and meeting company standards
  • Manage all staffing issues promptly, including appropriate documentation; Communicate and conduct performance evaluations of site staff to Area Director and/or Regional Director
  • Complete periodic audits of property files, maintenance shops, vacant and made ready units to ensure quality for each assigned property
  • Prepare and approve accurate and timely payroll reporting, minimizing overtime except in emergencies
  • Actively work with the Commercial Asset Manager to assign duties for maintenance, repair, renovation and bids from outside contractors at times acting as the secondary contract for commercial tenant service requests
  • Act as the primary contact for contractors and vendors. Manage all contractual vendors, holding them accountable for quality service and best pricing
  • Build and maintain strong working relationships with commercial tenants acting as the in-person liaison between them and the Asset Manager
  • Oversee execution of proactive and timely reputation management for all social media
  • Follow all company key logging and storing procedures
  • Regular and effective communication with Area Director / Regional Director
  • Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
  • Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
Qualifications:
  • 10+ years in of property management experience; Multi-site management experience preferred
  • Strong competence in all property management functions; Experience at mixed use developments is preferred
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn and contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email, and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi and ADP experience preferred; Willing and able to learn new software programs
  • Prompt, regular attendance; wear company dress code / uniform and maintain professional appearance at all times
  • Work effectively and cooperatively in a team environment and/or independently
  • Ability to work outside of normal scheduled hours as needed
  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all times
  • Valid and current US driverâ™s license, vehicle and vehicle insurance
