Development Associate

Overview:

AMLI Residential has built a reputation on thoughtfully designed, successful developments throughout the United States. We currently own and manage over 25,000 apartment homes in nine U. S. markets. We are expanding our development team to support our growth in the Denver market and have an excellent opportunity for a talented Development Associate. This role will assist with all aspects of the development process, including market research, financial modeling and analysis, entitlement process, engineering and design coordination, construction management, and asset management.

Essential Functions:

• Feasibility Analysis
  – Analyze new development opportunities and projects’ financial feasibility. Run sensitivity analyses and financial models reflecting full cash flow analyses and IRR calculations.
• Market Research
  – Develop and update market reports tracking competitive operating properties and future projects seeking approvals or under construction. Prepare investment packages for distribution to Investment Committee/Joint Venture Partners, including project-specific data, rent roll analyses, financial models, demographic information, competitive market studies, and more.
• Development Management
  – Assist in communication between AMLI Management Personnel, AMLI Construction, and General Contractor. Coordinate and assist with Development/Management meetings to discuss construction, marketing, rental rates, etc., and provide regular analysis of appropriate rents, absorption pace, new traffic generation, and other data assemblage and analysis.
• Design Specifications
  – Participate in the overall project planning and specifications, including product selection and purchase and supervision of the installation of FF&E for new developments. Work as a liaison between Interior Designer and the general contractor. Monitor, analyze, and implement sustainability goals on a portfolio and individual project level. Financial analysis of the relationship between cost versus value for a slew of issues, including noise abatement, retarding moisture penetration, energy efficiency and usage, air quality metrics, etc.

EDUCATION and/or EXPERIENCE:

Bachelor’s degree in Finance, Real Estate, or Economics/Commerce required. 2 to 4 years of real estate experience, including Architecture, Engineering, Planning, Finance, or Asset Management. Advanced Microsoft Excel skills required and strong working knowledge of Microsoft Office programs.
